Our management is here to help! Management team members are on-site, Monday to Saturday, ready to assist.
LaVie SouthPark Apartments offers a team of maintenance professionals and an after-hours emergency maintenance line to call for emergencies.
Our service technicians are able to provide assistance while you're enjoying life in Charlotte! You do not need to be present for your maintenance request to be addressed, but if you would prefer to be there, you're more than welcome.
We ask that all maintenance requests be submitted through your resident portal. If you need assistance completing this, our team is happy to help.
If you find yourself locked out during business hours, stop by our office, call our leasing team, or submit a help request online! If your lockout occurs outside of office hours you may need to contact a locksmith if necessary.

LaVie SouthPark is proud to be pet-friendly! We even offer a dog park so you and your furry friend can run off some energy, and then go back to your cozy home for snuggles. Call our leasing office to discuss breed restrictions, pet rent, or any other questions you may have.
In each of our Charlotte apartments, you'll find stainless-steel appliances in the kitchen, including an electric range, and a washer and dryer to help take care of chores, so you can spend more time doing what you love.Â
LaVie SouthPark Apartments in Charlotte NC come unfurnished, but we would be happy to assist you and connect you with a recommended vendor like Cort Furniture which provides furnishings at an additional cost.
ADMINISTRATIVE & LEASING
Our applications take one to three business days to approve. If you have questions about the status of your application, please give our leasing team a call!
At LaVie SouthPark, we want paying rent to be made easy. You can pay online via checking account, or with credit/debit cards, by a certain date of the month. Please note that for credit/debit transactions, there is a non-removable 3% transaction fee.
At  LaVie SouthPark, all residents are required to have renters' insurance. Please contact our leasing team to discuss the renter's insurance policy in more depth.
At LaVie SouthPark we partner with Gfiber to provide you with fast and reliable internet.
If your situation changes, we offer buy-out options, that require a 60 day notice along with the lease break fee of two times your monthly base rent. When you need our assistance, please call our leasing team to discuss your options for leasing changes.
To set up your utilities, such as electric, contact Duke Energy online or by phone. If you have any questions about setting up your utilities, please contact our leasing team!
Utilities such as water, trash, sewer, electricity, alarm fees, and all other utility fees will be the responsibility of the resident and are not included in the rent.

When reviewing an application to rent at LaVie SouthPark, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.
Applicants must have verifiable income equal or greater to 3 times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than 5 times (gross market rent).
We encourage everyone to apply! All applicants are screened using the same rental criteria, regardless of rental history. First-time renters are welcome to apply, and we're happy to answer any questions about the application process.
Our property uses SCREENING WORKS to verify income. If no records are found using this software, you may be asked to provide another verification method, such as banking information or past pay stubs, to validate income.
Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.
Absolutely! Renting your first apartment is an exciting milestone. We recommend reviewing your lease, planning your monthly expenses, and asking questions along the way. Our team is here to help guide you through each step of the process.
All are welcome to come take a tour! However viewing your specific home may be contingent on when the specific unit is available for move-in/ view. Call our property staff to arrange the best time, so there is no wait and enough time to answer any questions you have about your new home!
We accept both appointments and walk-ins. In order to get the full experience of LaVie SouthPark apartments, schedule a tour to prevent any wait time and to ensure you can ask all the questions about your new home.
We currently do not offer self-guided tours; however, you can contact our team to schedule a tour of your future home at LaVie SouthPark.

For the safety and security of our property, team, and residents, photo ID is required for anyone taking a tour.
Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.
The community is located in the SouthPark area, which many people appreciate for its convenient location and residential feel. Individual experiences with noise can vary depending on where your apartment is located within the community. We strive to maintain a peaceful living environment, and our team addresses lease violations, including noise concerns, when they're reported.
We want our residents to make their space just like home. We ask that upon move-out that the unit be returned to exactly as it was upon move-in to prevent any fees.
At LaVie SouthPark, residents will be responsible for paying monthly fees including Internet, Valet Trash, Pest Control & Liability Insurance. Utilities such as Water & Electric will be separate variable cost.
We do not allow subletting or AirBnB listings.
We want LaVie SouthPark to be as peaceful for all our residents as possible! Building quiet hours are from 10 pm to 6 am.
The upfront costs when you sign a lease include your move-in rent, security deposits, prorated pet rent if applicable, and pet deposit if applicable. If you have any questions about the upfront costs, please contact our leasing office!
